For the first time in, well, ever, HOMEARAMA® 2020 is coming to the City of Cincinnati. We’re especially excited with this site as it’ll be one of the most impressive and ground breaking (literally) that we’ve ever had the pleasure of being a part of. Why? Well because this happens to be an old railroad maintenance site that has been completely remediated by the developer and EPA to be the future site of 39 contiguous, luxury single family homes. It’ll be a one of a kind community in the City of Cincinnati for so many reasons…
Here’s what you need to know:
As a former railroad maintenance station, this site is rich in railroad history, formally known Pendleton Yards. Not to be confused with Pendleton outside of OTR, this yard and station saw it’s fair share of traffic and cars up to the mid 20th century. Over the summer of 2019, the developer in conjunction with EPA and Terracon, have been removing dirt to turn a former “brownfield” into a gorgeous new community!
East End Develepment LLC is comprised of two veteran developers, TJ Ackermann and Ralph Meierjohan. The two partners have developed countless communities over the years, including recent Citirama sites, Woodlawn Meadows and Springrose Meadows. Having decades of experience in development and building, they’re gaining national attention for Walworth Junction because of it’s site remediation, design and it’s location!
Located just down the street from the Precinct Restaurant on Delta, it’s ideally located on the edge of Columbia Tusculum in the East End and around the corner from Hyde Park and Mt. Lookout. All 39 homes are walkable to Eli’s BBQ, Hi Mark, Allyns and Pearls, not to mention countless other little shops and watering holes. This is the draw of Walworth Junction. And better yet, it’s a hop, skip and a jump from Downtown Cincinnati.
One of our favorite features of Walworth Junction is it’s own park. As you enter into the community, the park stretches hundreds of feet along Walworth and ends with a tunnel connecting homeowners and neighbors to Riverside Drive. Additionally, each home will have views of the River and the City of Cincinnati. It’s raised topography allows for these views from the 2nd and 3rd floors along with the rooftop decks, should owners go that route. AND…each owner will utilize the private drive, alley way for a rear entry garage, which means the front elevations and the streetscape isn’t dominated by garages on the front of homes!
With all of the homes being LEED Gold by Green Building Council, the tax rate is locked in for ALL 39 homes. This is part of the LEED ND (Neighborhood Development) certification, making Walworth Junction the first community in Cincinnati with that designation! In addition, there is an additional TIF Assessment on all of the lots for the EPA site mitigation, which is still being finalized. Details will be released in the coming months on this..

Walworth Junction will be “the greenest” Homearama show ever! And did we mention, the first in Cincinnati to be LEED ND (Neighborhood Development) certified. Homearama is days away and you should start getting excited because the homes are amazing! We know this first hand because we’ve been there over the past few months and have seen the home come together. We’re spending so much time there since we’re lucky enough to represent Sterling Homes with their #Woodburn show home.
So now that we’ve agreed that Homearama is worth the trip, there are a few things that you need to know to enjoy the show fully!
When is the show and what are the hours? Well, you’ll have no shortage of opportunity to get out there. The show runs from July 20th to August 5th and runs from 4-10pm Monday through Thursday and 12-10pm Friday, Saturday and Sunday.
Pro Tip: The best time to visit are the off hours when it’s the least busy. Typically, that’s around 4 pm on the weekdays or late afternoons or evenings on the weekends.
Where is it? It’s up in Union Township…don’t know where that is? It’s basically where Mason meets Lebanon at Route 42 and Columbia Rd. For the best direction, CLICK HERE for the Google Map. It’ll get you right where you need to go!
Tickets: Buy Tickets before the show! We have access to tickets at a discounted rate if you come to us EARLY!! That means this week or early next so don’t dilly dally. What to look for? Besides coming to see me, the Build Cincinnati Team and of course, the Sterling Woodburn home, there are lots of cool things to see! Seriously though, the homes start at $1,100,000 purchase price and only go up so there are all kinds of incredible features you may only see on HGTV or at Homearama. Some of our favorite things that you’ll get to see are the tunnel between two homes, the comeback of brass, a multi-generation home (yes, that’s a real thing!) and mailboxes with fire coming out of them! Ok, that last one might be a stretch, but they do have a gas flame that’s an incredible touch to the community.
The Lebanon Train: Make a day out of Homearama by riding the Mason & Monroe Train. You can ride to the show and back with the kids as it’ll let you out just a couple hundred yards from the show. It’s the development you didn’t know you were waiting for… KENSINGTON in Deerfield Township! You might be thinking, “oh, another Mason community”, but we promise you, this one is distinctly different with its incredibly convenient location, London inspired grand entrance motif, and masterfully designed lot settings.
You might need a little vision to see what it will become this Fall, but you won’t have to wait too long. So, lets jump in to what separates Kensington from the rest!
First off, the concept of Kensington came from, where else, Kensington Gardens, which is an affluent district in West London. Even though this Kensington isn’t exactly in Hyde Park, it will carry the same elegance in design with an entrance way fit for a King (or Queen). There will even be subtle nuances of the old city in the landscaping and amenities throughout.
Yes, I said amenities. Not only will you have sidewalks and a grand entrance, but you’ll also have access to a pool and playground specifically for the residence. The developers have also thrown in a few fun family yard games! Every amenity is designed to create a community feel that it’s resident’s would be proud of!
Now, let’s talk location. Kensington is about as convenient as it gets. It’s located off Fields Ertel Rd between Snider Rd and Wilken’s Boulevard. This puts you seconds from I-71 and just a couple of minutes from I-275 and I-75. Since you’re in Deerfield Twp and Mason Schools, you have the trifecta: location, highly rated school district, and a township tax base.
If all that’s not enough, the home sites will seal the deal. Upon entering the community, you’ll see that there are lots of all shapes and sizes for every buyer: walkout lots, wooded lots, and flat lots. Most of the home sites are priced between $180-$240,000 which makes the full home package (lot & house) at around $750,000+.
All in all there will be about 40 Custom Home lots in the community. That offers quite a large selection for you to choose from! If the lot size and price tag is a little steep for you, there is another option. In the back sections of the community, Fischer Homes will be building their Designer Homes on 85-90’ wide lots between $550-675,000 and lifestyle homes on 60’ wide lots in the mid $500,000’s. Either way, you’ll have plenty to choose from!!
